The Nine at Central was conceived as a high-density student housing solution that translates large-scale program demands into a highly social, campus-oriented residential experience. Located near UCF, the five-story community delivers 764 beds in 201 units at a density of 54 units per acre, using a courtyard-centered site strategy to organize both circulation and amenity life. The oversized central courtyard anchors the community with a zero-entry pool, cabanas, hammocks, outdoor gaming, and open gathering space, creating a strong sense of place while preserving high site efficiency.

The architecture uses vertical bays, warm material accents, and a bright, contemporary exterior palette to break down the scale of the massing and create a distinctive student-oriented identity. Interior and distributed programming support both academic performance and lifestyle flexibility, with study pods on every floor, private group study suites, a tech lounge, fitness and yoga amenities, a 24-hour coffee bar, and other convenience-driven spaces integrated throughout the project. Together, the planning and design create a student housing asset that performs on density and amenity depth while giving students and parents a clear value proposition centered on proximity, flexibility, and day-to-day usability.
