The Nine at Tallahassee was designed as a high-impact student housing community that responds to both the density demands of an urban campus setting and the lifestyle expectations of today’s residents. Located steps from Florida State University, the five-story development delivers 438 beds across 104 units at a density of 60.82 units per acre. The project leverages its close campus relationship through premium amenity placement and elevated views, most notably a rooftop resort-style pool and spa deck with direct sightlines to Doak Campbell Stadium and the surrounding campus environment.

Architecturally, the building combines a grounded brick base with gray and charcoal panelized cladding, warm accent framing, and selectively applied garnet inflections to create a lively but durable exterior expression. Programming is intentionally layered around both academic and social life, with indoor-outdoor fitness, a 24/7 study and printing center, gaming lounge, private study rooms, clubhouse social spaces, and entertainment-driven amenities that help the project compete at the top of its market. The result is a student housing asset that pairs memorable identity and lifestyle appeal with the density and amenity mix developers need for long-term value.
