Statehouse Varsity addresses one of the defining challenges in student housing design: how to achieve strong density and amenity value on a very limited site without sacrificing identity or resident experience. Located directly across from Doak Campbell Stadium and one block from FSU, the 4-over-1 development delivers 228 beds across 84 units at 60 units per acre on a compact three-quarter-acre footprint. The project wraps its residential mass around an elevated central pool deck, transforming a spatial constraint into a signature social amenity and creating a uniquely campus-connected lifestyle environment.
The architecture combines a durable brick base with crisp panelized upper levels, warm accent framing, and graphic facade moments that reinforce the project’s youthful, energetic character. Programming is focused on the daily rhythm of student life, with a 24-hour clubhouse, study rooms, fitness center, gaming space, pool deck, and outdoor dining areas supporting both productivity and recreation. By pairing compact-site efficiency with highly targeted amenity planning and walkable campus access, Statehouse Varsity delivers a strong solution to developer priorities while creating a memorable product for students and parents alike.
