Statehouse St. Augustine was designed to deliver a luxury student housing experience in a walkable, campus-adjacent setting while maintaining the density and efficiency required for strong project performance. Located steps from FSU, the 5-over-1 community provides 362 beds in 84 units at a density of 57.5 units per acre. The building is organized around a central courtyard and elevated amenity environments, allowing the project to combine compact urban land use with a strong mix of wellness, study, and social programming.

Architecturally, the project balances contemporary student-living expectations with a durable exterior language, pairing a brick podium with white and gray panel systems, warm wood accents, and clean balcony lines. Amenities such as the rooftop pool and fireplace lounge, spa, sauna, yoga studio, fitness center, private study spaces, and 24-hour clubhouse are intentionally selected to support both student wellness and academic success. Together, the building’s proximity, amenity depth, and efficient massing create a product that appeals to developers seeking high-performance campus housing and to students prioritizing convenience, quality, and daily functionality.
