The Nine at Gainesville

The Nine at Gainesville was designed as a purpose-built student housing community that balances high bed yield with a strong social and academic amenity environment. Located near the University of Florida, the four-story project delivers 627 beds in 179 units at a density of 48.77 units per acre, using a courtyard-based site plan to organize the community around shared outdoor space and active resident programming. This approach creates a more connected living experience while helping the project remain efficient and legible at a relatively high density.

Architecturally, the project embraces a bold and youthful material language, combining a durable masonry base with contemporary panel systems in blue, gray, and bright orange to produce a strong street presence and memorable brand identity. Amenity spaces are designed to reinforce both recreation and academic support, with a zero-entry pool, jumbotron, fitness center, bowling alley, and private study rooms contributing to a flexible mix of social and focused environments. The result is a student housing asset that meets developer goals for density and differentiation while giving residents a more active and community-driven place to live near campus.
