Forum’s first BTR community, Estia at Lakewood Ranch, became a blueprint for success for subsequent BTR properties we designed for our client. Estia’s single-family rental model is a relatively new real estate concept that targets renters who seek long-term housing with the benefits of traditional apartment amenities.
The Florida coastal-style gated community sits on 27 acres and comprises 230 residences: 102 one-bedroom attached duplexes and 128 stand-alone two-bedroom residences. They are all single-story, wood-frame homes with fiber-cement siding and private fenced backyards. The resident center is approximately 4,700 SF and offers a fitness center, clubroom, pet wash, car wash, coffee bar, yoga room with fitness-on-demand, dog park, outdoor fire pit, and pool with a sun deck.
