Providence Living at Maitland reflects a developer-focused rehabilitation strategy that transformed a former charter school and adjacent community facility into a boutique assisted living and memory care community tailored to specialized resident needs. The two-story project contains 56 units and 58 beds and was reworked to support proper life safety, improved circulation, and a more residential experience, demonstrating how adaptive reuse can unlock value while meeting the operational demands of senior care. The redesign focused heavily on memory care, using architecture to create a more secure, calming, and supportive daily environment for residents and their families.

Architecturally, the project softens the institutional origins of the building through residentially scaled facades, smooth stucco walls, stone veneer accents, shaded window awnings, and screened architectural detailing. One of the most important planning features is the secure enclosed courtyard, which increases daylight, strengthens access to nature, and provides safe outdoor use for memory care residents, while large windows and bright common areas help reinforce orientation and comfort. With dementia-trained care support, specialized programming, germ-resistant surfaces, key fob access, and dining environments responsive to different resident needs, the project offers a strong example of how architecture can support both family reassurance and operational performance in a boutique senior living setting.
